RENEWAL OF TENANCY

With reference to the above and your request for a Renewal of Tenancy, we are pleased to grant you a further term of Tenancy subject to you not having any breach of existing Tenancy and with the following terms and conditions:

1. Term : 3 Years
(1st March 2019 to 28th February 2022)
2. Demised Premises : Lot No. L2-089A, Level Two
Measuring approximately 10,360 square feet.
3. Revised Monthly Rent : RM31,080.00 @ RM3.00 Per square feet. Total Agreed Monthly Rent Payable RM31,080.00 only.

Monthly Rent shall be paid in advance on or before the seventh (7th) day of each month.

5. All other terms and conditions shall be the same as contained in the Tenancy Agreement dated 22nd April 2018 made between your good self and our Management.

The parties hereby expressly agree that the tenancy agreement shall be assessed by the Director General under the provisions of the Goods and Services Tax enactment or any amendment thereof pursuant to the Goods and Services Tax Bill 2009 (the “Bill”) that the Parties shall comply with any enactment of the said Bill. The Tenant shall be responsible to pay the Goods and Services Tax, if any, in respect of the above Bill.

If Goods and Services Tax is applicable, Landlord shall provide a tax invoice as may be required by the tenant to enable the Tenant to claim and input tax credit under the law applicable to Goods and Services Tax and provide to the Tenant information that may be reasonably required to establish the liability for the Goods and Services Tax.

Include a payment in cheque payable to our solicitors Y K Chin RM3,175.00 being estimated stamp duty payable for this Agreement and one (1) duplicate copy. Please note that stamping of this letter must be done within thirty (30) days from this date hereof in order to avoid penalty being late stamping (which you shall take full responsibility to bear the penalty in the event of such occurrence).

The break-down of the fee is as follows:-

Stamp Duty (for original) RM2,965.00
Stamp Duty (for duplicate) RM10.00
Disbursement RM200.00
Total amount payable :- RM3,175.00

Stamped Renewal Letter will be sent to you by the Lawyer via courier service or Collectable at the lawyer’s office.

TAKE NOTICE, that unless you accept the term stated herein, sign and return both copies of this letter to us, together with the payments required as per clause 4 & clause 7, company documents and insurance policy for the new term within fourteen (14) days from this date hereof, this renewal will not be effective. As such, your tenancy will be deemed to expire on 28th February 2019 and subject to the terms and conditions of the Tenancy Agreement and our rights of termination thereunder unless otherwise agreed by us in writing.
